Construction has commenced at a previous horse racing venue as Cape Breton University initiates development of new housing in Sydney, Nova Scotia.
On Monday, heavy machinery began excavation work in the former infield area of the now-defunct Tartan Downs, a historic racetrack that opened its doors in 1889 and ceased operations in 2006.
CBU announced in a press release that it is installing essential infrastructure such as sewer, water, and storm-water systems, and preparing an initial street layout for the first phase, which will feature a 145-unit housing complex situated in a residential area.
The project is spearheaded by the Urban Neighborhood Development Association, a development firm established by CBU.
Kent MacIntyre, the president of the association, was unavailable for comments on Monday.
The university intends to construct a combination of townhouses and apartments, with around half of the units designated as affordable housing.

The housing project is anticipated to cater to student accommodation needs while also being accessible to the general public.
CBU has secured $5 million in funding from the provincial government and an additional $5.4 million in federal funding through the Cape Breton Regional Municipality for the venture.
The university has not provided a specific timeline for the construction phase but expects to unveil details regarding final approvals and financial arrangements in the upcoming year.
“Conducting this initial groundwork ensures that the project sustains its momentum and is well positioned for a streamlined commencement of construction once all aspects of phase one are endorsed,” stated MacIntyre in the release.
