Hudson’s Bay Former Store Properties Find Buyers

Four properties that previously housed Hudson’s Bay department stores have secured buyers, according to recent court documents. The defunct retailer and its former property partner RioCan Real Estate Investment Trust have identified interested parties for their downtown Calgary, Ottawa, and Vancouver locations, along with a site at Devonshire Mall in Windsor, Ontario.

Astra Real Estate Corp. is interested in acquiring the 8th Avenue property in Calgary, while a numbered company associated with Claridge Homes is eyeing the Ottawa site on Rideau Street. Onni Development Capital Corp. has set its sights on the former store on Granville Street in Vancouver, and Circle Retail Properties LP is looking to purchase the Devonshire Mall site on Howard Street.

A court-appointed receiver overseeing the Hudson’s Bay Company (HBC) and RioCan joint venture intends to seek court approval for the Ottawa sale next week and will pursue permission for the other transactions shortly thereafter. The court filings do not disclose the purchase prices offered by the buyers or their plans for the properties.

The filings coincided with Brookfield Properties and Larco Investments submitting an application to the City of Toronto to convert the upper floors of a former HBC site on Bloor Street East into a self-storage facility. The HBC location had closed before the retailer filed for creditor protection in March 2025.
